Zillow view and save metrics- what do people know about those?

Zillow views and saves mean absolutely nothing. There are people browsing Zillow recreationally who will never buy a house, people tracking their market so they can see how their competition fares, there are even agents out there using the save feature to track expireds so they can market to you if your home doesn't sell.

Zillow initially offered 778k, we said come inspect. They were there the following week and the walkthrough took an hour. After the walkthrough they changed their offer to 767k with $0 repairs. They had a service charge of 1% and 4.3k closing costs. We liked it and said yes. Realtor wanted to list at 700k with closing costs and commissions far above what Zillow charged.
How often are listings updated on Zillow and Realtor.com updated?

Zillow is about to get a lot worse in terms of accuracy when their feed from Listhub dies April 1. Realtor.com is supposed to be updated directly from the MLS feeds every 15 minutes. It is dependent on what information the MLS allows to be pulled and updated though. The original listing gets pulled along with the initial photos.
